The Turkish government allows most nationalities to own real estate in Turkey without imposing any restrictions. However, only five nationalities cannot purchase and own Turkish real estate. Thererfore, in this article, from Ebla Real Estate, we will talk about the nationalities prohibited from owning property in Turkey.

An introduction:

Undoubtedly, Turkey has a strategic location and robust economy so the real estate market experienced fast and spectacular growth. Moreover, Turkey is a sought-after area for investors of all foreign nationalities. Furthermore, the Turkish government provides facilities to the investors and encourages foreign investment in Turkey. However, there are still some foreign nationalities that Turkish law does not allow them to buy property on Turkish lands.

Reasons for preventing some nationalities from owning real estate in Turkey:

  • The principle of reciprocity:

Turkey had previously prevented citizens of foreign nationalities from owning real estate because their country deprived the Turks of this right as well. However, after 2012 Turkey decided to abolish the principle of reciprocity and allowed all foreign nationalities to own real estate on its lands. However, the five foreign nationalities remained prohibited from owning real estate in Turkey, for various reasons.

Therefore, we will detail the names of these nationalities and the reasons why Turkey continues to prevent them from owning real estate on its lands even after a clear decision from the Turkish government to cancel the principle of reciprocity regarding real estate ownership in Turkey.

  • Historical disputes and disagreements with some countries:

Turkey’s commitment to international treaties and agreements to apply international sanctions imposed on some countries. And on this basis, individuals of these countries were prevented from owning real estate in Turkey.

Nationalities that are not entitled to own real estate in Turkey:

1. Syrian citizenship:

Due to the dispute that occurred between the Turkish government and the French mandate government in Syria in 1939. At that time, the Mandate government confiscated the property of the Turks in Syria. Therefore, the Turkish government prevented the Syrians from owning real estate in Turkey.

According to the principle of reciprocity and pursuant to the Act issued, No. 1062, the Turkish government prevented Syrians from owning real estate in Turkey.

2. Cypriot citizenship:

Turkish law prohibits the citizens of Greek Cypriots from owning real estate on Turkish lands, due to the historical dispute between Turkey and Cyprus.

3. Armenian citizenship:

As a result of wars and deep disputes between the states of Turkey and Armenia. Therefore, Turkey prevents Armenians from buying and owning Turkish land and real estate.

4. Cuban citizenship and North Korean citizenship:

The Turkish state’s commitment to international laws that impose sanctions on Cuba and North Korea has led Turkey to prevent these two nationalities from owning real estate within its territory.

Means that enable the previous nationalities to own real estate in Turkey:

If a citizen of one of those countries that we mentioned earlier can obtain Turkish citizenship, he can buy property and real estate as a Turkish citizen.
