It is the percentage of land that can be used for construction based on the total land area. Moreover, the permissible percentage of construction on lands in Türkiye is among the main factors that are considered when searching for properties available for sale in Turkey. This percentage is affected by several factors such as government laws and urban development.
As for lands within the municipal boundaries, the investor has the right to build on the land with a percentage from 5% up to 65% as a maximum of the total land area.
For example, if you bought land with an area of 500 square meters and obtained a permit to build on 15% of the land from the municipality. So, you can build on an area of 75 square meters, and so on.
It is worth noting that it is rare for the municipality to give a percentage of more than 65%. It can only be obtained in city centers where building and construction areas are small.
The evaluation of the land and the building percentage:
The evaluation of the land and the percentage of construction is through two types of evaluation:
- The first one indicates the total percentage of buildings on the land. The percentage in this type may reach 85%. However, this does not give the real percentage of construction.. It is the percentage of the total building, including the number of floors, their appurtenances and their area.
- The second type of evaluation refers to the real percentage, which is the area that the municipality allows you to build on. It is, as we mentioned above, usually between 15% and 65%.
